Stabilized Bridge Financing offers short-term loan solutions for income-producing residential properties that are leased or nearing stabilization but not yet positioned for permanent financing. This program is structured to support investors seeking transitional flexibility, providing clear terms and efficient execution while maintaining a focus on property performance and near-term exit strategies.

Loan-to-Cost (LTC)
Financing available up to 85% of the purchase price plus verified completed capital expenditures for properties owned fewer than six months.

Loan-to-Value (LTV)
Maximum leverage of up to 70% loan-to-value.

Debt Service Coverage Ratio (DSCR)
Not applicable.

Credit Requirements
Minimum borrower FICO score of 660.

Eligible Loan Uses
Bridge financing for properties that have been recently renovated or constructed and are currently listed or preparing to be listed for sale.

Loan Amount
Loan amounts range from $50,000 to $3,000,000.

Loan Term
Standard loan term of 12 months.

Eligible Property Types
Qualifying properties include single-family residences, two-to-four-unit properties, townhomes, planned unit developments (PUDs), and warrantable condominiums.

Property Condition Requirements
Properties must be in C2 condition or better.

Collateral Requirements
Property value must fall within the 90th percentile of the local market. Rural, exotic, or unique properties are not eligible.

DSCR Exit

Loan-to-Cost (LTC)
Financing available up to 85% of the purchase price plus verified completed capital expenditures for properties owned fewer than six months.

Maximum leverage of up to 70% loan-to-value.
