Fix & Flip loans are structured for non-owner-occupied residential investment properties requiring renovation or construction. This program offers short-term financing that can cover both the purchase and rehab phases, with loan structures tailored to the scope of work, property value, and overall project economics. The terms outlined below are designed to provide transparency around leverage, funding, and timelines, helping investors evaluate opportunities clearly and execute efficiently from review through closing.

Fix & Flip Terms

Loan Term
Standard loan term of 12 months, with select extensions up to 18 months available upon review.

Rehab & Construction Funding
Financing available for up to 100% of approved renovation or construction costs.

Loan-to-Cost (LTC)
Funding available up to 90% of the property’s purchase price.

Loan-to-Value (LTV)
Maximum leverage of up to 75% of the projected after-repair value.

Leverage Determination
Loan structure is evaluated using loan-to-cost for projects with lower acquisition prices and higher renovation scopes.

Recourse Structure
All loans are originated with full recourse.

Loan Amount
Available loan amounts range from $50,000 to $3,000,000.

Eligible Loan Uses
Loans are designed for renovation or construction of non-owner-occupied residential investment properties.

Borrower Type
Title must be held in an approved entity structure.
