Our single-property rental loan program is designed to support both acquisitions and refinances, with structures built around property cash flow rather than personal income. Clear terms, efficient execution, and experience-driven underwriting allow investors to evaluate opportunities confidently and hold assets for long-term performance.

All loans are originated on a full-recourse basis.

Eligible Loan Uses
Financing available for purchases, rate-and-term refinances, and cash-out refinances of single rental properties.
Credit Requirements
Minimum borrower FICO score of 660.
Amortization
Loans may be structured as fully amortizing or with partial interest-only periods.
Borrower Type
Title must be held in an approved entity structure.
Eligible Property Types
Qualifying residential properties include:
– Single-family residences
– Two-to-four-unit residential properties
– Warrantable condominiums
– Townhomes
– Planned Unit Developments (PUDs)
Occupancy Requirements
Vacant properties are permitted on purchase transactions. For refinances of two-to-four-unit properties, up to one unit may be vacant.
Rural Properties
Rural locations are not eligible.
Foreign National Eligibility
Foreign national borrowers may be eligible up to 65% loan-to-value.
Lease & Rent Requirements
Leased units are underwritten using the lesser of in-place rent or market rent. Unleased units are underwritten at 90% of market rent.
Loan-to-Cost (LTC)
For properties owned fewer than three months, financing is capped at 80% of total cost basis.
Loan Amount
Loan amounts range from $75,000 to $2,000,000.
Loan-to-Value (LTV)
Up to 80% LTV for purchases and rate-and-term refinances. Cash-out refinances are capped at 75% LTV.
Property Count per Loan
Each loan is limited to a single property, with a maximum of four residential units.
Debt Service Coverage Ratio (DSCR)
Minimum DSCR of 1.05x, calculated using gross rental income divided by PITIA.
Seasoning Requirement
A minimum ownership period of 90 days is required to utilize appraised value instead of cost basis.
Loan Term
Fully amortizing 30-year loan term.
Interest Rates
